| Administration Fee |
| Once you have chosen to take a property we charge a non-refundable fee of £135.00 (including VAT) to cover our administration, including credit checks and the drawing up of initial agreements. We do not show the property to any other prospective tenants during this process. |
| References |
| We carry out bank, previous and current employer references and a credit reference check on all our potential tenants. If you are self-employed we will also require an accountant's reference. Any County Court judgments will mean we will require a guarantor before we proceed with a tenancy. |
| Deposit |
| The deposit on all our properties is at least one months rent. It is returnable at the conclusion of the tenancy subject to a satisfactory inspection and the property not having been damaged in any way by the tenant. This deposit is not subject to interest payments, but is held in one of our client accounts and protected by Client Money Protection Insurance and the Tenancy Deposit Protection Scheme. |
| Insurance |
| As a tenant you are responsible for insuring your own personal items, together with accidental cover for any damage you may cause to the landlord's property. |
| Moving In |
| Before a tenant moves into a property we require the tenancy agreement to be signed by all tenants (and the Guarantor, if applicable) and an appointment will be made at our offices to do this. You will also pay the damage deposit and the first months rent at this time, and complete a standing order mandate for future rent payments. Any other paperwork will be completed as you move in, when you will be handed the keys to your property. |
| Utilities |
| The tenant is responsible for payment of Council Tax, electricity, gas and water accounts. Premier Properties will notify the relevant companies and take meter readings, to transfer the accounts into the tenants name on commencement of the tenancy. You may change your gas or electricity supplier if you choose, but we ask that you notify us of any changes for our records. The tenant is responsible for making arrangements for the telephone supply. |
| Emergency Details |
| We offer all tenants a 24 hour, 365 day per year emergency service for any major problems you may encounter. Details will be provided at the time of key collection. |
| Visits |
| We visit the property at the end of the first month and quarterly thereafter. The tenant will be given a minimum of 48 hours notice of the appointment, in writing, and we appreciate your co-operation. These inspections allow us to check the condition of the property and enable the tenant to draw our attention to any problems they may be encountering, although the tenant may refer any such problems to us at any time. |
| When the tenancy ends |
| The property should be left clean and tidy, and any repairs carried out so that it is in it's original condition ready for the next tenant to move in. |
